- Look at your home through the eyes of a buyer. Stand across the street and what do you see? If the curb appeal needs a boost, add a couple of pots of brightly colored flowers, mow the lawn, trim the bushes and trees and freshen the paint on the garage and front door. First impressions start outside the home.
- Clean everything thoroughly because a clean home will show that it’s well-cared for. Pay particular attention to the bathrooms and kitchen. Even if they are outdated, these rooms will give a better impression when they sparkle. Also, clean light fixtures and dust the light bulbs to allow the best light possible.
- Remove any clutter. Leave only a few decorative items. Extra accessories or family photos can distract a potential buyer from seeing the beauty of the home. Pick up toys, laundry and papers. Remember, you are selling the house, not what’s in it. Buyers like to imagine their own accessories and photos in the home.
- Repair any cracks or holes in the walls. If the walls are soiled or painted an undesirable color, consider repainting them. Consider a color consultation If you need help choosing the right color to create the best ambiance. Generally, it’s best to use warm neutral tones such as a soft tan or taupe. White walls often create a cooler feeling that is not as desirable to homebuyers.
- Take a look at your lighting. Each room should have at least one and preferably two lamps other than the overhead lights. Also, be sure to open blinds and drapes to allow natural sunlight into the rooms. This will make the rooms appear more spacious and welcoming.
- Use a good odor eliminator to remove offensive odors. Pets, smoking and cooking smells may not be detectable to you in your own home, so it’s best to ask a friend or your realtor to let you know if there is a lingering odor. Cleaning the carpets, washing walls, and opening windows will help clear up some smells, but for best results use a product that will actually remove the odor.
- Arrange your furniture to show off the best features of your home. Angle the sofa toward the fireplace or add a small decorative plant to your granite countertop. Ask yourself, what attracted you to the property when you bought it. Chances are that some of the same things will be desirable to a new buyer. If you have worn or tattered furniture, consider replacing it now and moving it to your new home.
- Contact Sorted Affairs to create a detailed report of the items that need attention before the home goes on the market. The report can serve as a room by room plan to make your home more attractive to the widest audience of buyers. By following the report you may increase the value of your home by thousands of dollars and sell it in much less time.
